Analyze the market and your neighborhood
It will never hurt to do some homework and research in order to get well informed. The most common method of determining a price for a house is the Comparable Market Analysis (CMA). A CMA will show exactly what properties that are similar to your house have sold for within a recent time frame. These analyses are based on fact, rather than opinion. Generally, CMAs will list houses in a particular location that are currently on the market, have sales pending on them, have expired from the market, and have sold. It is the SOLD properties that you need to be concerned with. What houses are listed for on the market is not always a good indication of what their value is, those that have pending sales will only tell you what the listing price is (not what it is going to sell for), and those that have expired because they haven’t sold may indicate that they didn’t move because they were overpriced. A real estate agent should be able to present you with certain CMA numbers and even give you his/her personal insight on the market: is it well balanced, who has more advantage at the moment – a buyer or a Seller, is it a good timing and so on.
Get the inspection
Most buyers will make an offer on a condition of an inspection. Buyers want to be reassured by a professional inspector that the house is in a good condition and won’t fall apart on them. You can speed things along by getting your own inspection and avoiding unpleasant surprises when it’s already too late. Let the buyers know that you don’t have any mold, water infiltrations or holes in your roof.
Price it right

If you price it too high – you will get no demand and your house will just sit on the market losing its buyers. Many think it is better to price the house a little bit low in attempt to attract multiple offers right from the start. Thus you will have more negotiating power as a Seller and may get a better selling price in the end.
Certain things have to be taken into the consideration: we have already talked about the CMA and comparable houses that are on the market at the same time as yours. But you should also think about timing and location. The house exactly as yours on the next street may be cheaper because it has a train going through its back yard. Location, location, location!
Timing is also very important. Are you selling a family house? Do you think you should try to find a Seller before the beginning of a school year? Because families with school-aged children are less likely to move during the year and make their children change schools. Plan ahead and put it on the market during the peak season.
Put all your emotions aside
This is no longer YOUR house it is SOMEBODY ELSE’s house. Sure you loved your house, sure it holds tons of cherished memories for you. Make it look like a model house with a little hint of your personality. Again, emotions aside! This is NO MORE your house to be, you are giving it away, so think of it as a product and not a family history treasure box.
Organize: any space looks bigger when organized. Buyers WILL look around. They will even check your closets, cabinets and drawers. Organize it straight away and it will make your move easier as well. Fewer things you have to pack, less stress you will encounter.
Repair: in our crazy, hectic times people prefer to buy “ready-to-move-in” houses (Unless they are flippers, of course). Any fix will pay off, but try to fix them all, so your house looks well maintained and taken care of. Clean carpets, finish your hardwood floors, replace chipped or cracked ceramic tiles, paint ceiling and walls, try to update your kitchen and bathrooms, take care of the roof and the exterior of the house. Sometimes it takes little to make a great impression.
Make it sparkle: keep your house in a sparkle-clean condition. You will clean it once while you are de-cluttering and re-organizing, but do not forget to keep it clean for every visit. You make yourself pretty every time when you are going out, same goes for your house. Every time the house gets a visit, it has to look pretty.

Their first impression and therefore decision to even GO see the house, depends on those pictures that you put out there. They will never decide to get off their couches and actually COME and see your house, if they didn’t like those pictures. It is not expensive. For anywhere from 50 to 80$ you can get professional pictures of the whole property. Think about it.
And don’t forget to change that profile picture! If it is snow outside, than you should have no green on your pictures. They always have to reflect the current season.
Hire the agent
Knowledge: a good agent knows the area and will be able to give you a great CMA (Comparable Market Analysis).
Publicity: agents are well connected and will give you and your house a lavish exposure on the Internet. They are a part of a very large network of professionals and will be able to quickly spread the news. They know what to do to make your house visible on the market and will do everything in their power to sell it quickly.
Description with a feature: they know how to make an awesome description that will attract buyers. Get their help on finding that one amazing feature that will be like honey for bees.
Paperwork: they will take care of the tons and tons of papers. One tiny mistake may land you in court. But hiring a professional agent may save your from a lawsuit.
Put up the sign
Even if you don’t want your neighbor to know that you are selling the house, they will eventually find out. Don’t miss out on potential buyers driving by and noticing your sign. Lure the buyers in any way you can. This IS publicity.
